1. Cash, as-is, fast
If you and your co-heirs just want done, a cash buyer (disclosed as Hansen or an affiliated investment entity) can close with own capital. No repairs. No cleanout required — leave what you don't want. Closing can happen as soon as probate grants authority.
2. Traditional listing, with prep help
If the home has real equity and time, listing almost always nets more. I'll list it through OZK Realty or refer to an agent in the network and coordinate contractors, cleanout, and staging — even if you're out of state.
3. Hybrid — buy one heir out, sell to another
Sometimes one sibling wants to keep the house. I can help structure a fair buyout so the others get their share in cash without forcing a sale.
